The Client
Our client is a leading player in the asset management and property development industry and is seeking a highly qualified Portfolio Manager to join their dynamic team. With a diverse portfolio of built-form real estate assets spanning retail, commercial, and industrial sectors, our client is committed to delivering exceptional value and returns on investment.

The role
As a Portfolio Manager you will play a pivotal role in managing and optimizing their real estate portfolio. From lease administration to financial management, project coordination to stakeholder management, this role offers a unique opportunity to lead strategic initiatives and drive growth within the portfolio.

Key Duties and Responsibilities:

• Gain a comprehensive understanding of the client's built-form real estate assets.
• Lead lease administration activities, including negotiations and renewals.
• Manage financial accountability and forecast capex expenditure.
• Coordinate project activities such as fit-outs, makegoods, and capital investments.
• Ensure maintenance and presentation standards meet the highest benchmarks.
• Conduct regular site inspections and facilitate tenant fit-outs as required.
• Represent the client on body corporate committees and provide valuable input on operational matters.
• Prepare detailed monthly management reports on operational and financial performance.
• Foster strong relationships with internal and external stakeholders, including property managers and tenants.
• Conduct thorough market research to inform future asset acquisitions or developments.
• Identify and recommend process improvements to enhance operational efficiency and effectiveness.

Qualifications and Skills:

• Hold a current real estate license.
• Possess relevant tertiary qualifications in Real Estate, Business, or related field.
• Demonstrate a minimum of 5 years' experience as a Commercial Property Manager or Portfolio Manager.
• Showcase strong negotiation, communication, and interpersonal skills.
• Exhibit a proactive and self-motivated approach with the ability to work independently and collaboratively.
• Display exceptional organizational and time management abilities.
• Utilize critical thinking, judgment, and decision-making skills.
• Have an in-depth understanding of commercial and retail property regulations, leasing practices, and local market dynamics.
