The ClientOur client is a leading player in the asset management and property development industry and is seeking a highly qualified Portfolio Manager to join their dynamic team. The role
As a Portfolio Manager you will play a pivotal role in managing and optimizing their real estate portfolio. From lease administration to financial management, project coordination to stakeholder management, this role offers a unique opportunity to lead strategic initiatives and drive growth within the portfolio.
Key Duties and Responsibilities:
- Gain a comprehensive understanding of the client's built-form real estate assets.
- Lead lease administration activities, including negotiations and renewals.
- Manage financial accountability and forecast capex expenditure.
- Coordinate project activities such as fit-outs, makegoods, and capital investments.
- Ensure maintenance and presentation standards meet the highest benchmarks.
- Conduct regular site inspections and facilitate tenant fit-outs as required.
- Represent the client on body corporate committees and provide valuable input on operational matters.
- Prepare detailed monthly management reports on operational and financial performance.
- Foster strong relationships with internal and external stakeholders, including property managers and tenants.
- Conduct thorough market research to inform future asset acquisitions or developments.
- Identify and recommend process improvements to enhance operational efficiency and effectiveness.
- Hold a current real estate license.
- Possess relevant tertiary qualifications in Real Estate, Business, or related field.
- Demonstrate a minimum of 5 years' experience as a Commercial Property Manager or Portfolio Manager.
- Showcase strong negotiation, communication, and interpersonal skills.
- Exhibit a proactive and self-motivated approach with the ability to work independently and collaboratively.
- Display exceptional organizational and time management abilities.
- Utilize critical thinking, judgment, and decision-making skills.
- Have an in-depth understanding of commercial and retail property regulations, leasing practices, and local market dynamics.
